DH and I are looking into selling our house and buying another house in the country. we would really like to sell it ourselves first but if that doesn't work, we'll need to go with a realtor.

typically, how much of a percentage do realtors get of the selling price? if you can give individual realty companies, that would be super. we know that howard hanna realty is 7%, which would take most of our down payment on this property away.

6% is standard here--3% for the selling agent, 3% for the buyer's agent. Some realtors prefer to offer 4% to a buyer's agent--the idea is, it attracts more interest in the property. I don't know if that's necessarily true, though. And those fees are not set in stone. Are you still looking for your new house? If so, you could hire a realtor to be your buying and selling agent and ask that he/she take 2% on the sale of your home. Most realtors will do this knowing they get 3% when you buy the new home.

If you sell by owner, be prepared to pay 3% to the buyer's agent. You could offer 4% along the same lines as above, to get agents to bring their buyers to your home.

We used a realtor (went through 2, actually) when we sold our home last year. They have access to advertising and mls listings that a FSBO doesn't have access to. Our first realtor was a douche and didn't advertise like he should. The 2nd had a website and was really motivated and we had a buyer in less than 10 days after we re-listed. IMO the fees we paid were well worth it.
