and our property is fenced too - with ceder rails about 4 and a half feet high so my husband or I'd walk out our gate and along road reinforcing the dogs for staying put ... and the person on the inside could reward too - eventually we worked up to both of us off the property but it's not easy
it's only been this year the dogs have been able to completely ignore temptation - a person stopping and asking for directions or a horse used to really get them on the road ... this year has been (touch wood) perfect - they've been able to control themselves even in the face of both of thise challenges

I did as Brody did for leaving the property.
For stopping the fence climbing it was taking Erns outside near the fence and treating. Praising like mad. Every time he went to the gate or fence call him back or say stay and treat.Make staying inside the fence good fun. I can see his face light up now when I say good boy..what a good boy..What works for one dog might not work for another so try what you think is right for you and your dog.
To stop him running out the door and out the gate I taught him to sit near the door. Treat and lots of praise. Even if he did run and came back still treat even though you want to kill him. Treat for coming back. Erns wont go past the front door even if someone calls him now. Instead he goes to the pantry for his treat. He no longer needs a treat for staying in the fenced yard. I gave less and less for that, but want extra reassurance if someone left the front door and gate open so still praise and treat for that.
